Marketing and distribution

Professional listing creation and photography at onboarding, paid by NOHO. Dynamic pricing through PriceLabs, adjusted daily for your market. Distribution across Airbnb, Vrbo, Booking.com, Google Vacation Rentals, Hopper, and this direct-booking site, plus syndication to Kayak, Priceline, Agoda, Expedia, TripAdvisor, and Hotels.com. Superhost and Guest Favorite standing that earns placement and premium rates.

Guest experience

Guest communication from inquiry through checkout and review, around the clock. Automated check-in and checkout instructions with a real person behind them. Mid-stay check-ins, proactive issue resolution, and review management. House rules, parking, and registration built into every guest touchpoint.

Property operations

Turnover cleaning and quality control between every stay. Full operational scheduling across cleaners, maintenance windows, guest arrivals, and owner stays. Vendor management, emergency repair response, restocking, regular inspections beyond the cleaning check, and coordination of routine capital projects.

Compliance

STVR registration tracking and renewal coordination, county TVR requirements, and condominium association rules where they apply: agent registration, automated guest arrival notices to the resident manager, registration cards, posted house rules, and cleaning inside permitted hours. We read the house rules cover to cover so you do not pay a fine for them.

Finance and reporting

Monthly owner statements with full revenue and expense accounting, itemized taxable revenue, and estimated GET, TAT, and HCTAT for your filings. Transparent accounting through the Hostaway owner portal. One invoice a month for our fee and reimbursable expenses.

Twenty-two percent. Nothing hiding.

Big Island management fees typically run 18% to 30%, and many managers add monthly fees, keep guest fees as revenue, or bill separately for photography and tax reporting. We do none of that.

Most managers either charge extra for association compliance or skip it and leave you exposed. We build registration, guest notices, parking, quiet hours, and cleaning windows into the workflow, and it is included.

One document in plain language, signed by DocuSign: the fee, what it covers, who pays for what, how either side ends it.

Photography and listing build

Professional photography on us, listings written and optimized for every channel, pricing set, cleaners onboarded, and any association registrations filed.

Go live

Most properties take bookings within two to three weeks of signing. You see every reservation and every dollar in the owner portal from day one.
