In Hawaiian it means to dwell, to reside, to live in a place. It is the difference between visiting an island and staying on one. We named the company after the distinction because it is the only thing we are actually selling.
NOHO is the vacation rental side of DJS Real Estate Management LLC. We manage a short list of permitted short-term rentals on Hawai'i Island, four of them on the Hāmākua Coast between Honomu and Ninole, two on the Kona side.
Every house on this site is one we run ourselves. We hold the keys, schedule the cleaners, answer the messages, walk the properties between guests, and keep the tax and permit paperwork current. There is no regional manager and no overnight support desk in another time zone. When something goes wrong at eleven at night, the person who picks up is the person who can fix it.
We keep the portfolio small for that reason. A manager with two hundred doors cannot tell you which gulch floods, which road needs four-wheel drive in February, or which bedroom stays coolest without air conditioning. We can, because there are only a few of them and we have been in all of them this month.

Honomu, Hāmākua Coast
We are a family on the Hāmākua Coast raising three girls, a small herd of cattle, and a few too many fruit trees. Avani runs the guest side of NOHO: the messages, the cleaners, the way a house feels when you open the door. If you text the number on this page, she is the one who answers. Dylan is the backup, and he handles the properties themselves: permits, repairs, the roads, and the land under all of it.
Dylan grew up here, the fifth generation of his family to farm this coast, and is a licensed Hawai'i REALTOR® and developer with projects across the island. Avani has furnished and styled every home in the collection, which is why none of them look like a rental. Dylan has travelled through more than thirty-five countries, which is a long way of saying he has stayed in enough places to know what makes one worth returning to. We have hosted guests from all over the world for years, and we still read every review.
The properties are managed the way you would manage a house you might have to explain to a neighbour, because most of the time that is exactly the case.
What Is Different
Nightly rate, cleaning, and Hawai'i lodging tax appear before you reserve. No service fee is added at the last screen, because there is no platform taking a cut from you.
Six bedrooms on a wraparound deck. A hundred acres with a waterfall. An oceanfront estate above He'eia Bay. A working farm with animals that expect to be fed. None of these are interchangeable, and none of them are managed as though they were.
The ranch runs on a generator and it is audible. The Kona condo is three flights up with no elevator. The Honomu house has one air conditioner. All of that is on the page before you book, not discovered on arrival.
The same cleaners turn the same houses every week. They know where things live, and they notice when something is missing before a guest does.
